Number of Active listings – 2729

Absorption Rate – 24.7 weeks

Type of Market –Balanced

Total new listings were up slightly compared to last week.  We had another week with over 300 new listing brought to market and the number of active listings are up over 2700.   For the first time in almost a year we have returned to a balanced market in Halifax.

Weekly sales remained the same compared to last year and fell compared to 2009. The number of sales this week totaled 81.

Average price fell this week compared to both 2010 and 2009.  The average price for a home or condo in HRM for the past week sits at $258,216

Absorption Rate – 25 weeks

Type of Market –Buyers

Total new listings are up compared to last week. This is the first week this year we saw over 300 new listing brought to market. The absorption rate has decreased over the last couple of weeks sitting now at 25 weeks.  We are moving towards a more balanced market.

Weekly sales fell this past week compared to the same period in both 2009 and 2010.  The number of sales this week totaled 91.

Average price increased this past week compared to both 2009 and 2010 and sits at $298,098 for the week.

The month of March eneded with 2653 active listings, on par with 2010 and down from 2009

Halifax Multi-Family Real Estate Update Year to Date

Market Watch Wednesday

This week on market watch Wednesday I am taking a look at the numbers for the Multi-Family market in Halifax.  Average price is down compared to 2010 and the number of sales remained the same.
